The grant foundation, Albert Gubay has just added Windsor House, in the city centre of Chester, to it’s growing portfolio of investments.
Acting on behalf of the Albert Gubay Charitable Foundation, the Derwent Group completed the £11.5m off market deal.

Those two leases are a 112-bed Travelodge and a 4,000sq ft Tesco.
Whilst the hotel aspect of Windsor House may be new for the Albert Gubay Charitable Foundation, the retail aspect of the deal isn’t as the foundation already owns the 180,000 sq ft Walkden Centre – a shopping complex that, as of this summer, had planning permission for a £15m revamp.
This acquisition reflects a growing trend among non-profit organisations to leverage commercial investments to support their missions.
By reinvesting profits from ventures like Windsor House, charities like the Albert Gubay Foundation are able to fund grants and initiatives that align with their philanthropic goals, ensuring a sustainable approach to charitable giving.
